Gurugram Global City authorities invite bids for four mixed-use plots

The Global City will have dedicated pathways for walkers and cyclists. Various modes of public transport, such as the RRTS and the Gurugram-Bawal metro corridor, are likely to pass through the city. It will have 60-metre-wide arterial roads and 45-metre-wide sub-arterial roads.

The Haryana State Industrial Infrastructure Development Corporation (HSIIDC) has invited bids for four mixed-use plots in its Global City project in Gurugram. These four land parcels cumulatively measure 172.76 acres, officials privy to the development said.

They said the plots will be auctioned for commercial and residential development in the 1,000-acre Global City, which officials said has an investment potential of $15 billion.

HSIIDC’s Global City is coming up in Gurugram sectors 36B, 37A, and 37B, adjacent to the Dwarka Expressway. The project will consist of residential zones, industrial clusters, and commercial zones. It is planned as a self-sufficient township with a focus on cutting-edge technology industries, low-carbon green infrastructure, ease of living, skilling, and employment generation.

The last date of registration is November 20, 2023, and the auction will be held on December 5. The pre-bid meeting is likely to be conducted by the end of this month in Gurugram,” an HSIIDC official told Moneycontrol.

Plot size

The official said the auction will be held for four plots measuring 86.05 acres, 23.76 acres, 58.11 acres, and 4.84 acres.

Land use

The parcels measuring 86.05 and 23.76 acres will have 65 percent commercial use and 35 percent residential use. The 58.11-acre plot will have 50-50 commercial and residential development. The 4.84-acre plot is reserved for institutions (schools).

Price

The rate for the 86.05-acre plot is Rs 1,47,500 per square metre, while it is Rs 1,28,00 per square metre for the 23.76-acre plot, and Rs 1,21,000 per square metre for the 58.11-acre parcel. The rate for the institutional category plot measuring 4.84 acres is much less — Rs 56,500 per square metre — as it’s reserved for the construction of a school.

Facilities the Global City will offer

According to officials, one of the USPs of the Global City will be a unique “utility tunnel” beneath the roads.

This tunnel will be used for all types of utilities, including water, telecom, and electricity lines. With such a tunnel in place, there will be no need for road digging to attend to faults or upgrade the utility network in the future, officials said.

The Global City will have dedicated pathways for walkers and cyclists. Various modes of public transport, such as the Regional Rapid Transit System (RRTS) and the Gurugram-Bawal metro corridor are likely to pass through the city. Interstate and intercity bus terminals will be developed near the township, which will boost connectivity in the region. It will have 60-metre-wide arterial roads and 45-metre-wide sub-arterial roads.

The RRTS is a high speed, high capacity railway service connecting regional nodes in the NCR.
