Mid, High-End Homes Had 79% Share of Sales Last Fiscal Study

While the pandemic has rebooted the desire for hard assets like property, certain types of houses are selling better in Delhi-NCR. This inference can be drawn from the latest report by real estate consultants Anarock, which reveals that the focus of buyers has shifted from affordable to mid- and high-end homes.

In Delhi-NCR, mid and high-end segment units accounted for 79% of the total demand in the 2021-2022 fiscal year, as per the Anarock report. Also the demand for 2BHK units dominated with a 38% share, followed by 3BHK units at 26%. And for the profile of homebuyers, the service class accounted for 68% of the demand while 26% of sales was driven by doctors, lawyers, CAs and other professionals.

“The preference for independent and low-density living resulted in 4BHK accounting for 17% of sales, and plots accounting for 16%. The region also witnessed 16% of the overall demand in studio category homes,” said Rahul Phondge, Anarock’s chief business officer.

Gurgaon-based developers said there has been a spurt in sales of 4BHKs, independent and low-density homes. “4BHKs and studio-category homes have found a long-term customer base that is the service class population which is rising constantly in NCR,” Amarjit Bakshi, CMD of Central Park, told TOI. In Gurgaon, the demand for high-end houses ranging between Rs 80 lakh and Rs 1.5 crore was 61% in the previous financial year. It was followed by mid- segment houses of Rs 40 to 80 lakh (29%).
