Dwarka Expressway : A Promising Residential Pocket

Dwarka Expressway A Promising Residential Pocket

Dwarka Expressway (also known as Northern Peripheral Road) is one of the most promising realty hotspots in entire Delhi-NCR. The area has become even more prominent after National Highways Authority -of India (NHAI) issued notification granting national highway status to the 28-km-long Dwarka Expressway starting from Shiv Murti in Delhi to Kherki Daula in Gurugram. In the near future, with Dwarka Expressway becoming operational, reaching New Gurgaon via Dwarka Expressway will be seamless. This would also offer connectivity to Indira Gandhi International Airport, Diplomatic Enclave Dwarka, and West Delhi.

BK Malagi, CEO and board member of Experion Developers, says, “The Dwarka Expressway is a new growth corridor that provides simple access, contemporary infrastructure, and modern facilities. While the rise of Gurugram’s real estate sector is primarily due to better connectivity, infrastructure and urbanisation; the areas along the Dwarka Expressway have proven more popular amongst buyers cause of its proximity to both the airport and the capital. It is anticipated that value and velocity, both will witness a substantial upsurge once it becomes operational. previously, most of the sales in the periphery were made by investors or buyers planning to relocate in future as Investors have waited patiently because of their confidence in DEW. With more and more families working from home, we have seen a spike among first time buyers (FTB).”

Manish Aggarwal, MD, North, and East India, JLL, points out, “The Dwarka Expressway offers a phenomenal mix of mid-to-luxury segment housing, good developers and best in class connectivity. The price here ranges from 25,000 to 27,000 sq. ft. and it offers some very renowned developers. So, for someone looking for a 2-BHK to 4-BHK, this place is a goldmine within an affordable price range. The clincher, for this area, however, is its connectivity.”

Exceptionally smooth connectivity from Gurugram to Delhi, specifically the airport! Also, not to forget the planned metro connectivity from Dwarka to HUDA City Centre, which will notch up the existing connectivity.

Jagadish Nangineni, deputy managing director, Sobha Limited, says, ‘Increasing residential demand aided by sustained job creation, improving infrastructure has helped in the development of new residential zones in Gurugram. New Gurgaon, consisting of Sectors 80-112, planned along Dwarka Expressway and NH-48 is developing as one of the preferred residential zones.”

Major drivers for this are easy access through NH-48 on one side and upcoming Dwarka Expressway on the other, well-developed social infrastructure in certain areas, and variety of residential options at various stages of development.

So, if you are planning to buy your dream home in Gurugram, Dwarka Expressway will be an ideal option.
