Dwarka Expressway vs SPR: Where to invest in Gurugram for better returns?

Dwarka Expressway vs SPR Where to invest in Gurugram for better returns

Both Dwarka Expressway and SPR present strong ROI potential, with the ideal choice depending on an investor’s objectives—short-term appreciation or long-term capital growth.

Gurugram’s real estate market has witnessed remarkable growth, driven by key infrastructure developments. Property prices have been rising steadily each quarter, driven by developments like the Dwarka Expressway and Southern Peripheral Road. These upgrades have not only enhanced connectivity but also triggered a surge in real estate activity, attracting both homebuyers seeking modern living spaces and investors eyeing long-term appreciation. As a result, both micro-markets are playing a pivotal role in shaping Gurugram’s evolving real estate landscape.

With robust infrastructure upgrades, increasing demand from end-users, and a steady rise in property values, both corridors are redefining Gurgaon’s real estate market, making it highly attractive for investment. The Dwarka Expressway spans 28.5 km, comprising 10 km in Delhi and 19 km in Gurugram, and serves as an alternative route to the IGI Airport. This enhanced connectivity has made Gurugram more accessible to Delhi residents, businesses, and international travellers. The accessibility has made the area surrounding the expressway the first choice for people for development and investment.

According to a recent report by Square Yards, Dwarka Expressway has experienced a remarkable rise in residential supply post-pandemic, becoming the largest market in Gurugram with the highest cumulative new supply post-2020. The total annual residential new supply in Dwarka Expressway has surpassed the 10,000-unit threshold since 2020, compared to 5,000–7,000 new units launched per year in the pre-pandemic period.

Meanwhile, the 16-km-long Southern Peripheral Road is emerging as a key driver of real estate growth in the region. Its seamless connectivity to Manesar and South Delhi has positioned it as a prime destination for luxury residences, bustling retail hubs, and thriving commercial developments. This strategic advantage has fueled a surge in real estate demand, making SPR an attractive choice for both homebuyers and investors. Thus, both the Dwarka Expressway and the Southern Peripheral Road are witnessing an uptick in the construction of high-rise residential complexes, commercial office spaces, and mixed-use developments, positioning Gurugram as a strategic location in the NCR.

Commenting on the growth, Sanjeev Arora, Director, 360 Realtors, says the realty boost near and around the two expressways is phenomenal. Together, these roadways have not only enhanced accessibility but also positioned Gurugram as a hub of economic & commercial activities. Interestingly not just mid-income properties are on a rise, but the luxury segment is also getting a buying boost.

“With existing markets like Golf Course Road, Golf Course Extension Road, and MG Road nearing saturation, Dwarka Expressway and SPR are the new hubs or premium real estate in NCR. There has been plenty of new launches in the range of Rs 4-6 crore with a marked growth of buyers to the tune of around ~ 5% annually. Property prices are appreciating at a momentous pace of 15-20% yearly. Another remarkable shift will be seen with the advent of Global City, an international-style neighbourhood situated in sec 36 & 37. Work has begun on Global City and the mega project is slated to be completed by 2032,” Arora adds.

Manish Agarwal, Vice President of CREDAI NCR, says, “In Gurgaon’s expanding real estate market, both Dwarka Expressway and SPR Road play a pivotal role. Both micro-markets are witnessing immediate price appreciation, making them ideal for investors and end-users. With quicker access to Delhi, the IGI Airport, and other key parts of the NCR, prospective homeowners and tenants are increasingly attracted to the region’s real estate offerings. As this accessibility improves, we believe this region will continue to offer vast potential for new developments, offering both comfort and convenience to the residents and businesses.”

Both Dwarka Expressway and SPR, thus, present strong ROI potential, with the ideal choice depending on an investor’s objectives—short-term appreciation or long-term capital growth. Dwarka Expressway, with its near-complete infrastructure and proximity to Delhi, is witnessing rapid price appreciation, making it a preferred option for end-users and short- to mid-term investors. In contrast, SPR is evolving as a commercial and mixed-use hub, attracting businesses and retail brands. With increasing demand for office spaces and high-street retail, SPR offers long-term capital appreciation and rental income potential, making it a compelling choice for future-focused investors.

Saurab Saharan, Group Managing Director, HCBS Developments, says, “With the advent of Dwarka Expressway, the nearby sectors are emerging as prime destinations for buyers and investors seeking seamless connectivity and modern infrastructure. The region is experiencing a surge in contemporary residential developments, designed to meet the evolving lifestyle preferences of urban homebuyers. Acknowledging this potential, we are actively shaping the area’s transformation by delivering luxury homes that not only offer an elevated living experience but also align with the future growth and urban development landscape of the region.”

Ashwani Kumar of Pyramid Infratech says, “Gurgaon’s real estate market is experiencing strong demand for luxury properties, with micro-markets like Dwarka Expressway and SPR seeing double-digit capital appreciation in recent years. These areas have garnered significant buyer interest, driven by infrastructure growth and rising aspirational living standards. As the market evolves, we remain committed to developing premium spaces that enhance the region’s desirability, catering to both homebuyers and investors seeking long-term value.”

Both Dwarka Expressway and SPR, thus, have cemented their positions as high-potential investment corridors in Gurugram, each catering to distinct investor profiles. According to industry experts, both corridors offer strong ROI, and the best investment choice depends on one’s financial goals. However, don’t forget to consult an industry expert or financial planner before making any investment.
